Plumbing Issues
- Multiple water supply lines were improperly installed using concealed SharkBite connectors, which do not meet best-practice standards when hidden inside walls.
- Drain lines were incorrectly pitched, causing poor drainage and improper water flow throughout the system.
- Vent lines were improperly connected, resulting in active leaks at the roof penetration areas.
Framing Issues
- The majority of the framing was not properly fastened and was essentially “floating” within the wall system.
- Ceiling joists had been improperly installed by simply laying them on the walls and existing drywall ceiling without proper structural attachment.
- Drywall was incorrectly screwed directly to the framing before proper structural fastening was completed. Framing should have been properly nailed and secured prior to drywall installation.
Tile & Shower Installation Issues
- The original shower measured only 20 inches deep, creating an extremely limited and impractical space. The new custom shower was expanded to approximately 4 feet deep for improved functionality and comfort.
- The shower base had been installed without a waterproof membrane, causing leaks around the drain and water damage to the ceiling below.
- Floor tile previously removed and replaced by the original contractor had been improperly installed using construction adhesive instead of thin-set mortar.
- Shower wall tile had been applied directly over drywall rather than a proper waterproof backing system, resulting in significant water intrusion and leaking throughout the shower area.
Electrical & Attic Issues
- During inspection of the attic ventilation system, unsafe electrical work completed by the previous contractor was discovered.
- Multiple junction boxes were left uncovered and overloaded, creating a serious fire hazard. One electrical box was actively overheating at the time of inspection.
- All hazardous electrical work was corrected by properly rewiring and securing the affected systems.
Bathtub & Plumbing Fixture Corrections
- Installed a new decorative tile accent strip to complete the bathtub surround.
- The previous contractor had incorrectly installed the tub filler (faucet) on an exterior wall without insulation, creating a high risk of freezing during winter months.
- In order to properly correct the issue, the wall had to be opened, spray foam insulation installed, and the wall repaired and re-tiled.
Additional Problems Identified & Corrected
- Active water leaks were causing damage to the kitchen ceiling below.
- Water pressure throughout the home was extremely poor despite the street pressure testing at a normal 60 PSI.
- The pressure issue was traced to a piece of drywall lodged inside the main water line, restricting water flow. The obstruction was removed and proper pressure restored.
